Noida is now becoming the new real estate hotspot, where corporate and high-income buyers are increasingly shifting

Until now, the primary focus for luxury housing has been on Gurugram; however, Noida is now bringing it stiff competition. Developers are collaborating with hospitality brands to launch premium, branded residences, with prices reaching up to 40 crore rupees. 

A major catalyst for this shift is believed to be the Noida International Airport, which is boosting both the value and demand within the region. Wealthy families and affluent buyers are demonstrating a keen interest in investing here, drawn by Noida’s planned infrastructure, organized lifestyle, and branded living spaces.

New Delhi is the region where Noida was once viewed merely as an affordable housing market; however, that very city is now gradually transforming into a premium luxury real estate destination. Until recently, Gurugram was considered the primary hub for the luxury properties within the Delhi- NCR region, but Noida is establishing its presence in this space.

Given the arrival of the new international airport and the growing influx of corporate entities, property developers are keen to capitalise on these opportunities. Consequently, they are partnering with top hospitality brands to launch high- end luxury residences, with price tags reaching up to Rs. 40 crore.

Developers such as M3M, Gulshan, Max, and Country Group are launching luxury residences in Noida, where the average selling price range has reached from approximately 25000 to 35000 per square foot.

According to Anshuman magazine- Chairman and CEO of CBRE India, South East Asia, the Middle East, and Africa- Noida is rapidly emerging as a hub for the Nation’s premium and luxury real estate sectors. thereby shaping the next phase of the NCR’s residential market.

They noted that Noida is no longer viewed merely as an alternative option; rather, it has evolved into an aspirational luxury market possessing its own distinct and robust identity.

A clear shift is now evident in buyers’ preferences, where affluent families and premium buyers are moving away from some of the older and more established locations in the NCR, gravitating instead toward large, master- planned communities and professionally managed branded spaces, and Noida is offering them exactly that lifestyle.

The Noida International Airport, currently under construction in Jewar, is providing a significant impetus to this entire development. This Airport is not only enhancing connectivity but is also boosting the real estate sector and overall demand across multiple industries.

Amit Modi, Director of the country group, stated that the influx of major industries and startups shifting to Noida, with many CXOs also moving to Noida, has ushered in a new wave of investment and development activity within the region. 

Consequently, the demand for ultra- luxury housing has witnessed a significant surge. The company has also launched a luxury residential project in Sector 150, Noida. Developers point out that the rise in prices for premium- or luxury-homes is not solely attributable to high demand; rather, the cost of raw materials, land, and manpower has also increased substantially.

Buyers are no longer merely purchasing a home; they are investing in a lifetime community and long- term value. Sahil Vachani, Vice Chairman and MD of Max Estate, stated that people are now preferring developers with strong brand credibility- those capable of delivering well- designed spaces and amenities that enhance comfort and improve their quality of life. 

The Max group is currently planning to launch large- sized residences within Delhi NCR, a mixed- use project situated on the Delhi-Noida border. Here, the starting price for the apartment is approximately Rs. 25 crore.

Noida’s emergence as a luxury apartment market demonstrates that the way luxury is defined in emerging urban areas is undergoing a transformation. 

Yukti Nagpal, Director of the Gulshan Group, stated that collaborating with brands- such as the Taj Hotels, Taj Branded serviced apartments presents an excellent option for creating a luxury residence in Noida, with price points expected to range between Rs. 35- 40 crores.

Branded developments emerged as a pivotal factor in Noida’s transition into a luxury hub.
