Noida has recorded its highest stamp duty collection in the last 10 years, and the interesting thing is that the pace of property registrations has now slowed down

Noida’s registration department achieved its highest revenue in the last decade during the 2025- 26 year, recording a total collection of 4,498.7 crore; however, a slight decline was simultaneously observed in Noida property registrations. This strong performance was primarily driven by incentives introduced by the state Government- such as stamp duty rebates for women- as well as reduced fees for rental agreements and family property transfer.

The Stamp and Registration Department of Noida has set a new 10-year record by collecting revenue of 4,498.7 crore in the year 2025- 26. This figure represents approximately 87% of the target of 5,180 crore. However, despite this robust revenue collection, a slight decline was observed in property registrations.

Officials confirmed that a total of 1.6 lakh properties were registered during this year- a figure lower than the 1.5 lakh registrations recorded previously. A significant number of these registrations this year fell under concessional categories, where individuals availed the benefit of a rebate. In FY 2025- 26, the number of transactions involving such rebates reached 9899, up from 8976 in the previous year.

In July 2025, the State Government revised the stamp duty rebate rules. Previously, the rebate was capped at properties valued up to ₹10 lakh; however, it has now been extended for women buyers to cover properties valued up to ₹1 crore. 

Basiically, in UP, stamp duty amounts to 6–7% of the total cost of a flat, in addition to an extra 1% registration processing fee; however, thanks to this rebate, women buyers can save up to ₹1 lakh at the time of registration.

The UP government has provided significant relief regarding rental agreements. For the Financial Year 2025–26, stamp duty and registration fees have been reduced by up to 90%; specifically, in cases where the annual rent is up to ₹10 lakh, the fee has been fixed within a range of just ₹500 to ₹10,000.

In January 2026, another significant step was taken, making the transfer of commercial and industrial properties within the family considerably more affordable. Previously, such transfers incurred costs ranging from 5% to 7%; now, however, properties can be transferred to family members via a gift deed for a fixed charge of just ₹5,000. 

The Greater Noida Sub-Registrar’s office collected ₹1,284.8 crore, which accounts for 28% of the total revenue. The Noida office recorded a collection of ₹846.8 crore, while the Dadri office recorded ₹841.9 crore; however, growth has slowed down. In the 2025–26 fiscal year, a robust growth rate of 28% had been observed.

The Stamps and Registration Department last exceeded its revenue target in 2015–16, when ₹2,006 crore was collected against a target of ₹1,875 crore.

New Marriage Rules in U.P:

In Uttar Pradesh, Aadhaar-based biometric verification has been made mandatory for arrange marriages to curb misuse and fraud. Previously, a mere photocopy of the Aadhaar card was sufficient; however, real-time verification will now be conducted.

The presence of at least one family member is also mandatory at the time of marriage registration.
