Max Estates is set to expand its presence in the Delhi-NCR real estate market with a proposed residential development in Ghaziabad Indirapuram.

The company has entered into a binding Memorandum of Understanding (MoU) for a proposed Joint Development Agreement (JDA) covering approximately 9.76 acres of land in the area. The planned development is estimated to have a super built-up potential of around 1.5 million sq. ft. and could generate a gross development value (GDV) of approximately ₹2,500–3,000 crore.

The project is proposed under a capital-light development model, with the landowner expected to receive compensation through a revenue-sharing arrangement. However, the transaction remains subject to due diligence, the required regulatory approvals and execution of the final JDA.

The land parcel is situated along National Expressway-3 and includes a green buffer zone. According to the company, the location is around a 15-minute drive from Akshardham Temple and overlooks the green buffer area along the Hindon River, with connectivity to both Delhi and Noida.

The proposed project will mark Max Estates’ entry into Ghaziabad, further expanding its Residential Development in Ghaziabad footprint across the Delhi-NCR region. The company already has a presence in markets including Delhi, Noida and Gurugram.

The Ghaziabad proposal comes as Max Estates continues to expand its development pipeline across NCR. The company has also recently announced plans involving an 84.71-acre land platform in West Delhi, with an estimated development potential of 4–6 million sq. ft. and a GDV of around ₹10,000–12,000 crore.
