County group has recently got the RERA approval for its latest project in Sector 151 Noida. The project, marketed as Clove County (UPRERAPRJ696539/11/2025) marks as one of its ultra-luxury project on Noida Expressway. Now whether is it the finest curation yet by County as it has been marketed for sometime on the billboards of NCR?
Breakup of the land deal
County group acquired this 5 Acre plot from Noida Authority in ₹473 Crores and the group plans to construct 11 lakh+ sq.ft. of built-up area in the project by utilizing the 3.5 FAR and additional 5% green building FAR. If the FAR cost is to be analyzed, then in per sq.ft. it comes to be around ₹4545 per sq.ft. Now, since this project is being developed catering to ultra-luxury segment, we can safely assume, the construction cost would come around ₹5000 per sq.ft. Adding to it, the legal plus marketing costs the landing cost comes in the range of ₹11000 per sq.ft. to ₹11500 per sq.ft. So what should be the ideal price for the customers to buy? Clove County Project Details
The project spans across 5 Acres of land in which 3 towers are planned. Breaking them tower wise below for you.
- Tower A comprises of only 5BHK+Utility apartments of 6417 sq.ft. sizes. This is a 2 to a core tower meaning each floor will have just 2 apartments. The tower of G+29 floors with 28th and 28th floor going into penthouses. The residents will have access to their apartments using 4 lifts.

A total of 952 parking is proposed in 2 basement levels. 35% of the plot area is designated to just the landscape. The project also provides a community center in G+1 floors.
What you get in Clove County apartments?
When you start knowing about this project, one thing you will start seeing is common is the similarities with County 107 in Sector 107 Noida. Most of the specs are same in the apartments. Some difference for sure is proposed like, VRV ACs in complete apartment, geysers in all bathrooms, chandeliers in drawing and master bedrooms of the apartments. Like the previous project of Jade County, here also huge wrap around balconies cum decks are planned allowing the residents to enjoy the views from their apartments.
Who should buy Clove County?
Before we answer “who”, let us see first the price. Now with a landing cost of ₹11000 to ₹11500 per sq.ft. to the developer, it makes sens that the developer could price it easily in the range of ₹20000 to ₹21000 per sq.ft. The good news is that currently it is priced at ₹18000 per sq.ft. which is a good discount of ₹2000 to ₹3000 per sq.ft. before the actual launch. Now, somebody with good decent pocket of more than ₹7 Cr should consider this project. But before that we should also understand why should they?
See, the price in current noida market is soaring like a hot air baloon. Ultra-luxury properties are selling like hot cakes. And the buyers are mostly from East Delhi and South Delhi regions because the gentry here always wanted big homes due to there preferences of builder floors. However, builder floors lack with socity level amenities and mostly importantly there are parking issues in these regions. Now coming to Sector 151, this is a new sector in making. And being located on Noida Expressway, it gives enjoys a good connectivity with these regions of Delhi. Further, the location of the plot where Clove County is coming up, this particular belt of 6 group housing plots each of 5 acres is poised to become the next porche area like Sector 107 of Noida. Because the land rates have gone high and constructing a project here can not any developer’s capability. Only those having a good financial health would be able to successfully build and sell their projects even if they have to do it slowly given the maket conditions. Developers like Experion, Raymond are planning to build there respective projects here catering to the luxury and ultra-luxury segment. Therefore, when you plan to put you money here as an investment do keep a good horizon of atleast the time of possession to get a good capital appreciation.
