Buyers get relief from the Supreme Court Panel’s Verdict

Once again, positive developments are emerging regarding Noida’s much-talked-about Supertech Supernova Projects. Hundreds of buyers, who have been waiting for their dream homes and investments for several years, now feel that their long wait may finally be coming to an end. The Supreme Court- appointed committee has recently appointed PwC as the transaction advisor to handle the process of finalizing a new builder for the project. Following this decision, a renewed sense of hope is visible among the home buyers associated with the Supertech Supernova Project.

How did Noida’s Ambitious Project get stalled?

Located in Sector 94, this premium real estate project in Noida was once considered one of the most ambitious developments in the NCR. The construction stalled for years due to disputes arising from the insolvency proceedings of Supertech. The project comprises major components such as the Spira Tower, Nova East, Nova West, and Hypernova Mall. Among these, the Spira Tower is considered the project’s main attraction. According to the reports, construction has already been completed on approximately 60 of the tower’s floors out of 72 floors.

Phase of Buyer’s Savings and Retirement Plans

Many buyers had invested their life savings in the project. Anil Kundra, 62 years old, had purchased a Studio apartment on the 38th floor of Spira Tower. According to him, this was his retirement plan. He was promised that, in the future, the apartments would operate under a hotel- chain model and generate a steady income for you. However, the reality turned out to be quite different. Kundra states that after taking possession, basic amenities and proper maintenance facilities remain unavailable.

He stated that residents pay monthly maintenance charges. But the promised facilities, like a proper fire safety system, a Clubhouse, and other services, have not yet been completed. Many tenants residing in the Spira Tower also vacate their flats within just a few months, as the amenities do not meet the expected standards.

Homebuyers troubled by delayed possession

Similarly, Anant Rastogi shared that his mother had invested almost her entire retirement savings to purchase office space in the Spira Tower. The family was promised possession by 2013, but the project kept getting delayed. Buyers allege that the builder repeatedly cited reasons ranging from labor shortages to funds- related issues. 

In terms of location, this commercial property project in Noida is considered quite premium because of its metro connectivity and Expressway access. Buyers had made a heavy investment in the project. Karan Kakkar, who is now residing in the tower with his family, remarked that while the location is excellent, the facilities remain incomplete. Amenities such as parking, the swimming pool, the Clubhouse, and basement connectivity are still pending

The wait continues, even after 14 years

Speaking in an emotional tone, they noted that construction on the project began in 2012, yet even after 14 years, buyers are still awaiting their occupancy certificates. The buyers are hopeful that if a new developer is finalized soon, the project could be completed within the next two to three years. 

The Committee is doing Verification and Audit

Last year, exercising its special powers under Article 142, the Supreme Court constituted a three-member committee to revive the stalled Supertech Supernova Projects and provide relief to the buyers. The committee is currently verifying the records of 497 buyers across the Nova East and Nova West Towers. Once the verification process is complete, the details of eligible buyers will be forwarded to the Noida Authority to facilitate the execution of tripartite sub- lease deeds.

In addition, the committee has initiated a structural audit of the Hypernova mall and Spira Tower. This audit is being conducted in consultation with the Central Building Research Institute (CBRI), Roorkee, to evaluate building safety and the quality of pending construction work.

Experts believe that if the project launches successfully, it could serve as a significant example for stalled real estate projects in Noida.
