2 projects today received RERA approval.
Both these projects are from the local heroes of Noida Real Estate Market.
The locations however are different though the common infrastructure is Yamuna Expressway.
These 2 projects are Gaur Chrysalis 2.0 or Gaur Plume by Gaursons Group and Ace Parkway 2.0 by Ace Group
Gaur Chrysalis 2.0/Gaur Plume RERA Approved Project Name
The first project is by Gaursons Group in Sector 22D, Yamuna Expressway City (YEIDA). Informally the project was referred to as Gaur Chrysalis 2.0 while some also called it Gaur Plume. The theme of the project was referred to Peacock. Gaursons had previously launched Gaur Chrysalis (Phase 1) on the theme of butterfly.

The project will be developed in a land parcel of approximately 12 acres, subsequent to Gaur Chrysalis. As per UP-RERA, in this project also, the developer has opted for RERA for part of the phase only, comprising 8 high-rise towers. Each tower will have one basement, followed by 2 stilt parking levels, followed by a podium level for landscaping and 34 floors above for residence units. Each floor will have 4 units comprising 3 & 4 bedroom apartments and be equipped with 4 lifts, making the flat-to-lift ratio 34:1.
The total number of residences in these 8 towers will be 1088, according to RERA filings, and the proposed number of parking spaces in the project is 4338. The clubhouse will span across 4 levels from basement to Podium level and the total area occupied by the Clubhouse named as Club Regenta is approximately 94,000 sqft.
Ace Parkway 2.0 is also now RERA Approved
Now, coming to the second project. The project will be developed by the ACE Group in Sector 150 Noida. This project will be the first to receive RERA approval after the Sports City ban on SC-02 was lifted by the Hon’ble Supreme Court of India and finally passed by the Noida Authority earlier this year. Again, the project was informally known as Ace Parkway 2.0 or Ace 150 Noida.

This plot has been approved as a mixed-use plot as per the UP-RERA filings, meaning this project will have residential and commercial units in a plot area of approximately 15 acres. This plot was secured by M/s Crest Promoters Pvt Ltd (which is now M/s Ace Infracity Developers Pvt Ltd) in 2015 for ₹116.4 crores.
In the planning, the project offers 784 dwelling units of 3 & 4 bedroom configurations across 11 towers. Here the towers are of comparatively tower heights up to G+23 in height. 4 towers have 2 units per floor with 3 lifts to serve the passengers, making the flat-to-lift ratio 13:1. These towers consist of 4-bedroom units only. The remaining 7 towers have 4 units per floor with 4 lifts to serve the residents and staff, making the flat-to-lift ratio 21:1.Â
The clubhouse again here spans 4 levels, covering a total area of 43,436 sq ft. And a total proposed parking of 1673 units, including 5% E.V. parking and 5% visitor parking.
Since it is a mixed-use plot, commercial space of 5695 sq ft in G+2 levels will cater to daily needs.
