Recovery Process For 315 Crore Rupees From 14 Builders In Greater Noida Is Progressing Rapidly

Recovery Process For 315 Crore Rupees From 14 Builders In Greater Noida

In Greater Noida, a major move against a defaulting builder in Greater Noida, the process to recover outstanding land dues amounting to approximately 315 crore rupees has been initiated. This step is likely to benefit 8,856 home buyers the most, as they have been waiting for a long time to get their flats registered. The registration process for several housing projects had been stopped due to the non- clearance of these.

According to the Greater Noida Authority, the defaulting builders have been issued warnings and granted opportunities on multiple occasions. They were even offered the option to avail themselves of the benefits recommended by the Amitabh Kant committee, with the suggestion of providing some relief on interest payments to builders who cleared their outstanding dues. Despite this, 14 builders neither availed of the scheme nor deposited the pending amounts.

There is one committee, whose name is the Amitabh Kant committee, which was constituted by the Ministry of Housing and Urban Affairs, to resolve issues related to this issue. Subsequently, the Uttar Pradesh Government implemented the committed recommendation to bring these stopped projects back on track and ensure home buyers received their homes.

Soumya Srivastava was also concerned that the builder neither cleared the authority’s dues nor attempted to resolve issues within the committee’s framework. Consequently, a decision was made to issue a recovery certificate against them based on the District Magistrate’s directive. The authority states that the objective of this action was not only to recover dues but to provide relief to the thousands of home buyers who have long been waiting for the registration and possession of their properties. This move is expected to accelerate the process of flat registrations and possession. If dues are recovered from defaulting builders, it will help advance stalled projects. Property experts believe that such regulatory measures will enhance transparency in the Greater Noida real estate market and strengthen buyer confidence.

Property experts believe that if the recovery process regarding the dues is successfully completed, the pace of property registration and the handing over of possession could accelerate. This would strengthen buyer confidence in the Greater Noida real estate market and also facilitate the completion of the projects.

Property experts have suggested that if the pending issues are resolved quickly, the process for flat registration and possession will accelerate significantly. This would bolster buyer confidence in the Greater Noida real estate market and pave the way for the completion of stalled projects.

Meanwhile, Dinesh Gupta, president of CREDAI Western Uttar Pradesh, stated that the association would attempt to find practical solutions through dialogue with defaulting builders to ensure the speedy resolution of these long- standing issues.
