Discover Siddharth Vihar: A Hidden Gem in Ghaziabad

Overview

We're visiting a new location in Ghaziabad, Uttar Pradesh, today. Siddharth Vihar is the name of this location. Here is a little overview of Ghaziabad before we head to Siddharth Vihar. An industrial hub in Delhi NCR, Ghaziabad is well situated close to Delhi. During the Mughal era, Ghazi-ud-din Haider established Ghaziabad. In the 1857 Indian Rebellion, the city was a major player. Nowadays, Ghaziabad is well-known for its manufacturing sectors, especially in the electronics and automotive industries. Through the Delhi Meerut Expressway and the DMRC (Delhi Metro), it enjoys excellent road access to Delhi. This city does, however, have several problems, such as extreme traffic congestion. The rapid industrialization has greatly exacerbated the area's air and water pollution.

Regarding Siddharth Vihar: The township

Nearly 26 years ago, on November 28, 1998, the Uttar Pradesh Awas Vikas Parishad developed the 706-acre city of Siddharth Vihar. The Hindon River and the Delhi-Merut Expressway encircle this township. The commercial hubs of Noida, Sector 62, and Sector 63 are on one side of the township and the Ghaziabad neighborhoods of Pratap Vihar, Indirapuram, and Vasundhara are on the other.

With a good mix of green spaces and buildings, this community has been thoughtfully planned. But in the 26 years since it was established, the township has not developed as much as was originally intended. The green spaces were still unplanned. According to the proposal, the 46-acre park area has undergone several plan changes, going from a golf course to an amusement park. Although there are plans for shopping and other amenities, this area has not yet been developed. For this reason, a few large NCR real estate developers are currently purchasing property lots in this township and giving its inhabitants the standard of living that the community was designed to offer.

Our sources have told us that over 70% of the people living here are from Ghaziabad and East Delhi. People from the commercial and service classes are mixed together in this neighbourhood. It offers good metro access to Sector 63, Noida, the closest metro station to Electronic City. This township is around three kilometers from the Ghaziabad Railway Junction. 

However, why are we discussing Siddharth Vihar now? 

It is more than just a new neighbourhood that will eventually be created to ease traffic in Ghaziabad. Despite this, it has recently emerged as a hidden gem for real estate developers. One of India's leading real estate developers, Prestige Group, is building a mini-township over an impressive 62.5 acres, or nearly 9% of the entire Siddharth Vihar region. Prateek Grand City, which was constructed on a 22.7-acre plot of land, was the biggest project prior to this.

One of India's most well-known real estate developers is Prestige Group. Razack Sattar established the Prestige Group in 1950, and Mr. Irfan Razack is currently its Chairman & Managing Director. With a firm foothold in Bengaluru, Karnataka, it has dominated the southern Indian states. Prestige Golfshire, UB City, and Prestige Shantiniketan are a few noteworthy projects.

In Siddharth Vihar, the Prestige City (name to be confirmed following RERA approval) would be constructed on 62.5 acres of land. With 4000 units in 2BHK to 5BHK layouts, it will accommodate a wide range of needs. In order to cover the developmental gap in Siddharth Vihar, the township would also contain shopping malls and other commercial establishments. Renowned architect Hafeez Contractor would be creating the design for this township, and L&T, the top company in their respective fields, is handling the construction. Prestige Group is making every effort to secure a sizeable portion of the Delhi NCR real estate market because this project, which is situated on the Delhi Meerut Expressway, will be their first in the NCR. 

When the group receives UP RERA approval, the project is expected to begin at the end of December 2024. Large developers like Godrej, ACE, and ATS Happytrails are currently constructing housing societies that offer comparable experiences.
