Noida's Sector 44 is right in the middle of the city. If you're coming from Delhi on the DND expressway, this is the first sector you'll see after going over the Mahamaya Pass. The Noida expressway, the Dadri main road, and other roads make it easy to get to the area. The sector is about 5 km away from the Botanical Metro Station and the Golf Course Metro Station. The real landmarks are also near these metro stations. Noida Golf Course is on one side of the area, and the Botanical Garden is on the other. According to MagicBricks, from June to September quarter 2021, prices in Sector 44, Noida, went up 42.5%, 27.9%, and 23.7% year-over-year. From what we can tell, the growth curve is moving toward its peak. However, we think this peak would come until the next two or three years. 

Godrej Riverine: Different in what ways?

People who live in Godrej Properties are known for living in style. So, we can also expect the same thing here. The main difference this time, though, is that the apartments are bigger. The carpet sizes range from 777 to 1249 square feet in Godrej Woods, Sector 43, Noida. But thanks to Godrej, they have really made it possible for people to live in both societies and apartments that are quite large. From what the RERA says, the carpet area is between 1463 and 2310 square feet. 

Purchase or Put Money Into Godrej Riverine

Let us look at the investment potential. Our sources say that Godrej Riverine will likely start at INR 24000 to 26000 per sq. ft. With a development potential of 1.4 million sq.ft., Godrej Properties wants to make INR 3000 Cr. In the end, this comes to about INR 21,500 per square foot. Which means that, yes, the launch price seems to be high. However, if we look at the existing societies in the same sector, like Pearls Gateway, the current resale rate is in the range of INR 21,000 to 22,000. So, Godrej Riverine is definitely an upgraded version of Pearls Gateway in all aspects. Also, the prices are likely to go up to INR 30,000 per square foot after the launch. With prices going up about 20% year-over-year in Sector 44 and similar options in Noida Expressway like Max Estate 128, M3M Cullinan, and other nearby areas offering similar high-end luxury living experiences and set to launch around the same time, this price is expected to touch INR 34,000 per sq.ft. This means that the capital appreciation is good enough for an investment with a holding capacity. And otherwise, if you want to upgrade your living space, it is definitely a good option.
