Experion Developers bought the 5-acre piece of land in Sector 151 for ₹450 crore.The FAR cost comes out to about ₹4,500–₹4,600 per square foot when you take into account the 30% loading.The project is expected to be built using Mivan technology, which is a sign of modern high-quality construction. The specifications include Italian marble floors, VRV air conditioning, and luxury-grade interiors. Experion worked with Shapoorji Pallonji on Experion Elements, so we can expect a similar Grade-A construction partner for this project as well. Taking into account the cost of building, which is between ₹4,000 and ₹4,500 per square foot, as well as administrative, regulatory, and marketing costs, the total cost of the project is between ₹10,000 and ₹10,500 per square foot.
That means the price at launch could be between ₹20,000 and ₹21,000 per square foot, while the price before launch could stay between ₹2,000 and ₹3,000 lower in per square foot.
